KINGSMILL ON THE JAMES

Kingsmill on the James is a premier gated community and one of the most desirable residential communities in the mid-Atlantic Region.  Located in Williamsburg, Virginia along the stunning James River, this 3,000-acre community accommodates your resort living lifestyle - whether it's a dream house on one of the three (3) golf courses or a vacation home on the water.

Kingsmill shares property with the Kingsmill Resort, giving residents the opportunity to become members of the Resort while still enjoying access to all our HOA amenities (partial list):

  • Fully deputized police force with 24/7 gated access
  • Walking and bicycle paths

  • 3 pools, with kiddie pools and lap pools
  • Nature trails
  • 3 club houses, available to rent
  • Pickleball, tennis and basketball courts
  • 3 playgrounds
  • 28 acre fishing / kayaking pond

The Kingsmill Resort and the Club at Kingsmill is a short walk away and with resort membership, you have access to championship golf courses, a world class tennis center, a lazy river, more swimming pools, private beach and marina, shuttle service, childcare, world-class dining, and an amazing spa and fitness facility.

Public safety is paramount in our gated neighborhood. There are two staffed gate houses, a private police department, and 24/7 security.  Without a doubt, our residents feel safe and secure.

Kingsmill is an active, vibrant community where guests and residents alike are made to feel welcome. Our location is just minutes from many attractions including Busch Gardens, Water Country USA, Downtown Historical Williamsburg, and The College of William and Mary, making Kingsmill an oasis of luxury and resort-style living.
